How do I withdraw a listing from the service? (Back to Top )
To remove a listing from the market, a Listing Withdraw/Transfer Form needs to be submitted to Georgia MLS.
The form requires the signatures of the broker and the homeowner(s).
Please note that a $25.00 fee applies to the withdrawal of a listing prior to its expiration date.

How do I transfer a listing? (Back to Top )
To tranfer a listing to another office, a Listing Withdraw/Transfer Form needs to be submitted to Georgia MLS.
The form requires the signatures of the both brokers involved before it will be processed.

To transfer a listing to another agent within the same office, either a broker or an office administrator has access to change the Listing Agent
online through the REXplorer system.
I recently transferred to a new office. Why are my listings still with my former broker? (Back to Top)
The listings are the responsibility of the broker. When an agent tranfers to another broker, the former broker and the new broker must authorize the transfer.
The expiration date of my listing is incorrect. How do I correct it? (Back to Top)
If the expiration date needs to be extended to some point in the future, that change can be done online through REXplorer.
If the expiration date needs to be changed to some point in the past, only Georgia MLS has access.
If you need Georgia MLS to rollback the expiration date, please submit the first and last pages of the listing agreement. Be sure to include a
coversheet explaining the requested change.
Can I enter in more than one listing for the same property? (Back to Top)
Georgia MLS prohibits duplicate listings in most cases. However, duplicates are permitted in the following cases:
SF (Single Family) listings may also be entered in AF (Acreage and Farms).
SF (Single Family) listings may also be listed as a RR (Rental Residential), but if the listing has been rented, the active SF listing must be withdrawn.
CM (Commercial) listings may also be listed as RC (Rental Commercial), but if the listing has been rented, the active CM listing must be withdrawn.

I entered a listing in the wrong property type. How do I correct it? (Back to Top)
The incorrect listing must be withdrawn. First, reenter the listing in the correct property type to receive a new GAMLS number. Then, immediately submit the
Listing Withdraw/Transfer form.
Please mention in the space provided the incorrect property type and the new listing number to ensure that Georgia MLS waives the usual withdrawal fee.
For what compliance violations will I receive a fine? (Back to Top)
Fineable offenses include but are not limited to
the following:
Failure to update the status of a listing:
The status of a listing must occur within two business days to avoid a fine.
PCD Expired:
Once a projected closing date (PCD) is reached, the listing must be modified to avoid a fine.
Contact information in the remarks:
Any contact information, such as telephone numbers, email addresses and websites, must be placed in the last line of the remarks. The last line
of the remarks is not visible to the public outside of REXplorer.
Commission information in the remarks:
Any information discussing bonus incentives must be directed toward the selling broker not the selling agent. Additionally, commission information
must be placed within the last line of the remarks, where it will not be visible to the public outside of REXplorer.
Secretary as Listing Agent:
A person with a membership status of Secretary cannot be shown as the listing agent.
County-Area Mismatch:
The MLS area is not in the selected county. For for more information, click here for a map of the areas in the greater Atlanta area or

List Price is Zero
The listing price must be greater than zero.
Commission offered is Zero
The value of the commission offered to the buying agent's broker must be greater than zero.
Intentional misrepresentation of data
Any manipulation of the listing data with the purpose to deceive or to distort information may be subject to a fine.
Another office has the same property listed although I have a valid listing agreement. Will Georgia MLS withdraw the other listing? (Back to Top)
Georgia MLS will not withdraw a duplicate listing without the authorization of the listing broker. In other words, an office does not have the ability to withdraw
another office's listing. The two offices are expected to communicate with one another, and the seller is expected to indicate, preferably in writing, to a broker his or
her intention to list with another office.

it can be under contract.
